Households must meet the income requirements indicated below in order to be eligible to rent or purchase affordable units in Montclair. Montclair Township also provides a Section 8 Rental Voucher Program that increases affordable housing choices for very low-income households by allowing families to choose privately owned rental housing. Section 8 Program
Montclair Township provides a Section 8 Rental Voucher Program that increases affordable housing choices for very low-income households by allowing families to choose privately owned rental housing. The waiting list for Montclair’s Section 8 program is currently closed.

Residences at Montclair – This project contains 17 affordable units in a mixed-income building. The affordable units include 9 one-bedroom units and 8 two-bedroom units that were completed in 2009. The Montclarion – This project contains 12 low-income units in a mixed-income building located at 10 Pine Street. The affordable units include 6 one-bedroom units, 4 two-bedroom units and 2 three-bedroom units that were completed in 1989. 24 Elm Street – This project includes two affordable units in a mixed-income building located at 24 Elm Street. Both affordable units contain two bedrooms and were completed in 2007. Union Gardens - Union Gardens contains 55 one- and two-bedroom apartment units affordable to low- and moderate-income families. The building is located at 50 Greenwood Avenue, was completed in 1974 and was recently renovated. Matthew Carter Apartments – Matthew Carter apartments is an apartment complex containing 126 affordable apartments in two locations: 20 and 80 Glenridge Avenue. The apartments, which include one- and two-bedroom apartments, were built in 1980 and are located within one block of the Bay Street train station and Pine Street business district. 55 Glenridge Avenue - This project contains 6 one-bedroom rental apartments created in 2007 by HOMECorp as a gut rehabilitation project funded, in part, by the Montclair Township Housing Trust Fund.. 40 North Willow Street – This project contains 2 one-bedroom rental units created in 2011 by HOMECorp as a gut rehabilitation project funded, in part, by the Montclair Township Housing Trust Fund. Montclair Township has a total of 47 affordable for-sale units.
The Siena – This project includes 10 affordable units in a mixed-income building located at 48 South Park Street in the heart of Montclair Center. Montclair Mews – This project includes 36 two- and three-bedroom units in a mixed-income gated community located at 50 Pine Street. The project, which was completed in 1994, is located across the street from the Bay Street train station. Montclair Township is renovating these affordable units as they become available for resale. Bay Street Commons – This project includes one one-bedroom townhouse in a mixed-income townhouse complex located at 69 – 83 Bay Street. The unit was completed in 2012 and is located one block from the Bay Street train station. For more information, please call (609) 786-1100.
SENIOR CITIZEN HOUSING
Montclair Township has four affordable senior citizen housing projects containing 304 dwelling units.
First Montclair House –This building includes 130 rental units built in 1980 including 19 efficiencies, 106 1-bedroom units and four 2-bedroom units located at 56 Walnut Street. The building is located adjacent to the Grove Street business district. For information, please call (973) 746-0895.

Montclair Inn – The Montclair Inn is a historic building containing 24 one-bedroom rental congregate-care units. The facility was created in 1994 and is located at 27 Hillside Avenue, in close proximity to Montclair Center and the Montclair Art Museum. SPECIAL NEEDS HOUSING
Montclair Township also offers a variety of housing options for special needs households.
Cornerstone House – Cornerstone House is an emergency shelter operated by the Salvation Army and containing 23 beds for both individuals and families. The shelter was created in 1989 and is located at 68 North Fullerton Avenue.
Covenant House – Covenant House is a shelter for homeless youth with mental illness called Nancy’s Place. The facility, which contains 8 beds, was created in 2008 and is located at 32 South Willow Street.
ARC of Essex County – ARC of Essex County has two special needs housing projects in Montclair, including a four-bedroom home located at 434 Washington Street and 6 one-bedroom rental apartments located at 27 Claremont Avenue. Both homes were created in 1999
