Montclair Township has been proactive in maintaining and expanding its affordable housing inventory and currently has 785 affordable housing units created through a variety of programs. Opportunities exist to rent or purchase an affordable unit in Montclair.
The Township’s affordable housing program is administered by Community Grants, Planning & Housing. The pre-application process is now done online and may be completed on a computer, smartphone or tablet. No paper application will be sent. To submit a pre-application, please visit www.affordablehomesnewjersey.com.

- Once you have completed the pre-application process, you can review, join or leave waiting lists, as well as update profile information, at any time. Click the Applicant Profile Link provided in the original email sent to you when you submitted your pre-app or you may also request your Profile Link using the “Profile Link” button at the top of the homepage.
- On the right side of the homepage, below the Social Media icons, there are two drop-down menus: Ownership Location and Rental Location. Select the menu by clicking on the triangle and you will see a list of municipalities. Click on an address below the municipality name and it will bring up a separate web page for each development with important information, such as income limits.
- The Frequently Asked Questions database on the homepage answers many commonly asked questions like “what is considered income” and “what documents will I be required to submit when I am invited to submit a full affordable housing application?”.
- The link for Current Listings on the homepage highlights specific units where there is a very short waiting list; new lottery information is posted here, too.
- A list of other Resources is also provided that might assist you while you are waiting for affordable housing. Additionally, the New Jersey Housing Resource Center website (www.njhrc.gov) provides valuable information.
